Before you take possession

Who it's for

Anyone about to take possession of a new property in Punta Cana, Bávaro or Cap Cana — especially if you can't be there in person or don't have construction experience.

Once you sign the handover, claiming defects is usually harder. Inspecting first — as engineers, not salespeople — gives you a concrete punch list of what needs fixing.

What we inspect

  • Cracks and moisture

Visible condition of walls, ceilings and slabs; stains, leaks and signs of moisture.

  • Systems

Electrical, plumbing, drainage and A/C: that they work and are properly finished.

  • Finishes

Paint, tile, doors, windows, carpentry and levels.

  • Plans and contract

We compare the promised areas, layout and materials with what's delivered.

  • Photo report

Every finding with a photo, location and clear explanation.

  • Delivered within 72 hours

So you can request fixes before you sign.

Common questions

Frequently asked questions

Do I need to be there?

No. Many of our clients live abroad; we arrange access and send you everything documented.

What do I do with the report?

Send it to the developer so they fix the findings before handover. If you'd like, we can come back to verify the fixes.

Do you need the plans and contract?

It's not required, but it helps a lot: we can compare what was promised with what was delivered, not just look for defects.

Do you inspect villas and houses too?

Yes — condos, villas and houses in Punta Cana, Bávaro, Cap Cana and nearby areas.

When should I book it?

Ideally a few days before the handover date, so there's time for fixes.
